Let me share with you why…
During a recent transaction that we were involved with, I sat down and did a tally and there were 11 total outside businesses that were involved in the transaction, a number of which are fellow Chamber members.
Not just the real estate companies that were involved but 11 different outside businesses that were involved in the transaction. Now these are some of your traditional real estate related industries, your mortgage lender, your title company, your inspectors, etc. But there was also involvement of financial planners. There was the attorneys that needed to be consulted. The bankers for the individuals to open up new account and then also had to celebrate afterwards by visiting one of the great restaurants here in Downtown St. Pete.

In honor of a former mayor who referred to his citizens as “burgers” (as in St. Petersburgers), the Good ‘Burger Awards were established to honor Chamber members who contribute in a positive way to make our community special.
The Earlier that your company secures a sponsorship, the more exposure that you can get leading up to and during the event.
During the kick off meeting, the different award categories were covered as well as a discussing on including the St Pete Core Values into the nomination process.
Particular attention will be paid to these Core Values as well as how the company “does more than just their job” and actually contributes above and beyond to continue to make St. Petersburg Florida one of the best places to live and do business in the world.
2018 is the year to tell the story of St. Pete – and the Good Burger Awards are an excellent opportunity to do just that.

How can you describe the weather in St Pete, Florida… Start with the word Paradise. You know that feeling you get when you book a trip to a tropical vacation location, and you get out of the airport and your get that warm feeling and you immediately begin to relax and feel your cares roll away… It is that way more times than not with regards to the weather in St. Pete. In this episode of Ask the Earl – there is a question that comes from a potential home seller.
What should I do when preparing your home for sale?
And this question I could go on and on with answering.
There are a couple different items and I’m going to cover this over a couple episodes regarding what you do to prepare your home for sale.
Look and Feel
There’s always the Cosmetic or the look and feel of the property.
One thing to remember and keep in mind when preparing your home for sale is that a home buyer spends less time looking at properties, looking at homes then they do in the amount of time that they spend looking at a car. When they go to look for a car they actually test drive it they actually spend time in it vs. a home they are walking in a getting a feel for the home.
Let me give you a frame of reference. I’m recording this in the later part of February 2018 already year-to-date I’ve been through nearly 100 properties with a number of different home buyers or evaluating properties for Sellers and that’s it at all price points, condos or homes.
I’m there with home buyers and I realized that they’re looking for a particular feel. They are looking for being able to come into the property and with the HGTV effect they are looking for the home to be move in ready.
Because of lack of savings or because of the Loan program that they have they need to have their funds go towards the loan their down payment closing costs and they really don’t have the money post purchase to be able to do some of the Improvement that the sellers of put off so one of the areas.
4 Point Inspections
Another area the seller needs to focus on in preparing the home for sale is to make sure that the home is insurable post-purchase. Alot of this falls in the area of the four point inspection that’s being done. We want to make sure that we’re paying particular attention focusing on the plumbing, the electrical, the HVAC ( the heating and air conditioning system), and the roof conditions and in future episodes I’m going to cover each and every one of these issues.
It just surprises me the number of times that we’re going through a property and there are very visible signs of lack of maintenance. Particularly in the area of the Air Conditioning System.
A visual look by a novice shows that it has not been maintained or it has not been prepared for sale.
You would not put a car up for sale using that analogy again or you wouldn’t put a prize to ring or watch at a jeweler for sale you would put it in the display case without preparing it and polishing it and cleaning it yet the number of times that just from a visual look at the air conditioning system shows dirt and dust and grime. Amazing.
And let’s face it, in Florida Air Conditioning is key. Yet the number of times that I see AC systems that do not have maintenance records on the side of it and you could just see the dust and filth that is built up on the intake grate which shows you an indication of the entire system the ductwork, etc.
Remember that if you take care of the item it’s going to cost you $10 or $100 of dollars. Post inspection, having to fix the item under the time constraints and emotions of a contract, Preparing for insurance purposes it ends up costing you thousands or tens of thousands of dollars.
So we’ll cover more of these issues in upcoming episode.
